DESCRIPTION OF SERVICES AND COMMISSION RATE…

Following is a summary of listing, showing, advertising and transaction services offered Cosmopolitan Properties to efficiently and effectively promote your property and locate a suitable and well-qualified buyer. Our commission rate for this comprehensive program is as follows… 3% if a buyer is found without the cooperation of another agency; 4% if a buyer is found through the efforts of a cooperating agency working through Multiple Listing Service :

  • Complete market analysis and pricing recommendations
  • Preparation of listing data and entry into Multiple Listing Service computerized broker database
  • Direct weekly email to all participating agents/buyers listed as prospects for your property in MLS
  • Up to 14 digital photographs for inclusion in listing databases and internet postings
  • On-line virtual tour and customized floor plans, at discretion of broker
  • Internet ads to include Cosmoprop.com, Realtor.com, Boston.com, BostonApartments.com, Craigslist.com
  • Print advertisements in Boston Globe and other publications, at discretion of broker
  • Placement of sign(s) promoting property, at seller’s discretion
  • Customer open houses and broker open houses, at discretion of broker
  • Direct mail and/or email marketing to area brokerage firms and neighborhood property owners
  • Offer negotiation and preparation, buyer prequalification and purchase & sale draft preparation
  • Scheduling necessary inspections by municipality fire and water/sewer departments

procedures which I’ve found most effective and beneficial in selling homes over the past 20 years, always
